Elevation Land Company Makes Big Splash with Inaugural Land Acquisition at U.S./Mexico Border
With Investment Partner Crow Holdings Capital, Elevation Land Company Will Develop Industrial Warehouse Buildings on U.S. Side of Planned Border Crossing
The commercial property investment firm Elevation Land Company, with investment partner Crow Holdings Capital, acquired 119 acres of industrial land in San Diego’s Otay Mesa sub-market in May 2022. The partnership recently received approval to develop Otay Business Park, comprising 1.8 million square feet of highly efficient, best-in-class industrial distribution and logistics buildings.
The acquisition marks the first for Elevation Land Company, which was formed by real estate veteran Brig Black earlier this year. The property is located north and south of the future Siempre Viva Road connection to SR-11. Siempre Viva Road is the SR-11 exit closest to a new U.S./Mexico port-of-entry border crossing on the U.S. side.
“The SR-11/Otay Mesa East Port of Entry is slated to open in late 2024, and we anticipate finishing construction on phase one of our Class A distribution and logistics buildings in early 2025,” said Black. “The port of entry and our project both bolster cross-border trade, jobs and the region’s bi-national economy. We’re proud to provide an important piece of the region’s industrial distribution network.”
The SR-11 and the Otay Mesa East Port of Entry Project, currently under construction, is a joint venture between San Diego Association of Governments (SANDAG) and Caltrans, in collaboration with state and federal partners in the U.S. and Mexico. It will create a much-needed third border crossing for the San Diego-Baja California region, which will be dedicated to commercial traffic.
At full completion, estimated for 2026, Otay Business Park will include eight free-standing industrial distribution buildings, totaling 1.8 million square feet. It will accommodate a variety of users ranging from 45,000 to 350,000 square feet.
Otay Mesa is San Diego’s largest industrial submarket and a well-established node in the movement of commercial goods across the border and throughout the western states.
